We are delighted to have you as our guest and hope you enjoy your stay. Here’s a brief guide of what you can expect upon your arrival at the villa:
1. Arrival & Check-In
Upon arrival, you will be greeted by our local property manager who will provide you with the villa keys and give a brief tour of the property, including instructions on using the facilities. Should you have any questions, feel free to ask.

2. Welcome Essentials
To ensure you have a smooth and comfortable start to your vacation, we have prepared a few essentials for you:
Fresh towels and bed linens in each bedroom.
A welcome basket with local treats: fresh fruit, a bottle of local wine, bottled water, tea, coffee, and some snacks.
Basic toiletries: shampoo, soap, and toilet paper.
A starter supply of cleaning items: dishwashing liquid, sponges, and trash bags.
3. Kitchen Amenities
The villa comes with a fully equipped kitchen:
Modern appliances including an oven, microwave, refrigerator, freezer, dishwasher, toaster, and kettle.
Cookware and utensils for preparing meals.
Coffee machine with a selection of coffee pods.
A small pantry stocked with salt, pepper, olive oil, and basic condiments.
4. Pool and Outdoor Area
The swimming pool will be cleaned and ready for use upon your arrival. Pool towels are provided.
The outdoor BBQ area is available for your enjoyment. Charcoal is supplied.
Sun loungers, parasols, and outdoor seating/dining areas are available to relax under the sun or shade.
5. Entertainment & Connectivity
Free WiFi is available throughout the villa.
A Smart TV with streaming services, including Netflix.
Board games, books, and outdoor games (including table tennis and pool) for your enjoyment.
6. Heating & Air Conditioning
The villa is equipped with air conditioning and heating units in the bedrooms and lounge. You can adjust the temperature for your comfort.
7. Housekeeping
A mid-stay cleaning service is available for stays longer than 7 days. Towels and linens will be changed during this service. If you require additional housekeeping, it can be arranged for an extra fee.
8. Safety & Security
The villa has 24-hour security monitoring.
Fire extinguishers, smoke detectors, and a first aid kit are located in the kitchen area.
There is also a safe available for storing personal valuables.
9. Local Recommendations
For your convenience, we have left a guidebook with local restaurant recommendations, nearby attractions, and a list of essential services such as supermarkets, pharmacies, and emergency contacts.

Once you send a reservation request, the landlord is notified that you are interested in their offer. From that moment, they have 24 hours to approve or reject your reservation.
Landlords are mainly interested in the profile of their tenant. Do not forget to fill in all necessary information, add your profile picture, or even make a short video about yourself. Doing that will make you more attractive for the owner and your reservation will more likely get approved.

While arranging a contract on Flatio, you do not have to worry that it could be disadvantageous for you. Our contracts are made so that we avoid all problems! All of them are the same, used by all the landlords on Flatio.
Your time is precious. That's why we've added a virtual tour option to our platform so you can see some of the rentals listed on Flatio from the comfort of your own home.
If a virtual tour isn't available for the accommodation you've chosen, you can contact the landlord and ask them if they're willing to give you a personal tour of the rental unit.
In the event that you move in and the rented accommodation doesn't match the information on Flatio, let us know as soon as possible!
If the conditions for the withdrawal are met and the landlord can't fix the issue immediately, you have the option to withdraw from the lease agreement with a full refund. We'll also actively help you find an alternative accommodation and remain by your side until everything is fully resolved.

How you can cancel a reservation varies depending on what stage the reservation is in.
Is your reservation request still waiting for landlord approval? Then you can simply cancel it directly from your My Housing web app!
However, suppose the owner has already approved your reservation request, and you are no longer interested in it. In that case, you can still cancel the reservation before you sign the lease agreement. Just consider that you should do this only in essential cases. Because when the landlord accepts your reservation, their property is stopped being advertised, and they can lose the chance to rent their property to someone else.
Do you have an approved reservation and also a valid agreement? In order to cancel your reservation, contact Flatio customer support well in advance of your contract beginning (the specific time and amount of refund depends on the type of cancelation policy).
